The blueprint for a stress-free build. A clear written contract is the single most important document in any building project. Here is what you can expect when you sign with Design Build London.
What you will find in our contract
- A fully itemised cost plan, broken down by trade and phase.
- A written programme of works with start and finish dates.
- A payment schedule, in arrears, against signed-off milestones.
- Our scope of works and a detailed specification.
- Our public liability insurance, employer liability insurance and contractor all risks insurance.
- The insurance-backed guarantee that covers the work after handover.
- A snagging and aftercare schedule.
The signing process
We send the contract for review at the end of phase two. You take it away, read it, ask questions, and bring it back when you are ready. We never push you to sign on the day.
Once both parties sign, you have your start date, your finish date and your fixed cost. Everything else is our job.
Why this matters
A builder may turn up and start work with no attention to methodology, health, safety, or costs. If construction before designing is adopted, that will not be conducive to satisfactory delivery. No detailed, agreed cost plans usually ensure uncosted variations and additional costs are prevalent, meaning an invidious project relationship. No contract, insurances or guarantees will leave you hugely at risk with potential insurmountable defects.
